TenantSafe identifies the legislation that applies and explains what a landlord must do, and by when, from the version of the law in force. How the AI is used, and what we do not claim about it, is set out in the AI assurance statement.
In force since October 2025. Social landlords in England must investigate damp and mould within 10 working days, act on an emergency hazard within 24 hours, and give the tenant a written summary within 3 working days of the investigation concluding. If a landlord misses these deadlines, TenantSafe helps the resident take the correct next step.
In force 1 May 2026 for the private rented sector. Section 21 "no-fault" evictions abolished, fixed-term tenancies become periodic, and rent increases are limited to once per year and challengeable at tribunal. Social housing assured tenancies held with private registered providers convert from October 2027; local authority landlords are unaffected, as they cannot grant assured or assured shorthold tenancies. TenantSafe helps tenants understand and act on the rights that apply to their tenure.
Also references the Complaint Handling Code 2024 and the Fitness for Human Habitation Act 2018. For advice specific to a situation, tenants should contact Shelter or Citizens Advice, and consult a qualified solicitor before any court action.
